Congratulations on having the winning bid. In today’s competitive market, just finding a home at the right price is a challenge. You certainly don’t want to lower your profit margin because you forgot to include something in your remodeling budget.
Do What You Can Yourself
The less you spend out of pocket, the more money you’ll pocket in the end. (See what we did there?) That means you need to plan and take care of as much as you can yourself, before you hire a contractor. One of the easiest things is the demolition. If you take a weekend and tear out the kitchen or bathroom that you’re remodeling in the home, you’re going to save yourself quite a bit of money. However, that takes planning. You need to know what is coming out, and if that includes a wall, that it is not load bearing. Don’t forget a rental dumpster for the debris. Having one scheduled and delivered means you only move the junk once.
Check Out Your Remodeler Before Signing a Contract
There are lots of remodelers out there. Not all are ethical. Not all do what they say they’re going to do. Read reviews, check them out with the Better Business Bureau and most of all, verify that they’re licensed and insured.
Then read the contract. Make sure that they’re including things like the rental dumpster. Even if you’re handling the tear out, they’re going to create debris and it needs proper disposal. A rental dumpster should be one element they provide other than their time and materials. Depending on whether there will be a working toilet, they may also need to include a portable toilet for their crew. Of course, make sure that they’re filing for all necessary permits unless you already took care of that. If you don’t know what you’re getting and its not clearly spelled out, you may end up spending more than you planned.
The more frequently the foreman sees you on site, the more likely you are to see progress. It’s not that contractors are lazy, however, they often will pause on a job where there is little client involvement to take care of something that is quick and provides a profit. If you can’t make it to the site a few times a week, ask for a video call weekly and emails or phone calls with a progress report another time during the week.
